Project Need


A real estate firm required environmental due diligence on a collection of parcels in the Metro Detroit area ahead of a potential property transaction. The parcels spanned approximately 6.6 acres and were being considered for redevelopment or right-of-way dedication. The client sought to assess environmental risks early to inform next steps and maintain compliance with industry standards.

Services Completed


Lord & Winter performed a Phase I Environmental Site Assessment (ESA) in accordance with ASTM 1527-21 standards. This included a site visit by a Qualified Environmental Professional, review of historical records (including aerial photographs, topographic maps, and fire insurance maps), and database research to identify potential or existing environmental concerns. Additional reviews—such as city directories and environmental liens—were conducted where applicable.

Issue Resolved


The assessment provided the client with clear documentation of any Recognized Environmental Conditions (RECs) and offered recommendations for further investigation if warranted. By completing this work within the 10-business-day timeline, Lord & Winter supported the client in making informed decisions while remaining on schedule for the intended property use or transfer.
