Project Need


A local faith-based organization was in the process of acquiring two parcels totaling over 35 acres along Ashland City Highway in Nashville, Tennessee, and needed environmental due diligence to evaluate the conditions prior to purchase.

Services Completed


Lord & Winter completed a Phase I Environmental Site Assessment in accordance with ASTM E1527-21. Services included a site reconnaissance, historical research (aerial imagery, topographic maps, city directories, fire insurance maps, and tax records), an environmental database review, and an environmental lien search. The client requested rush delivery, and the final report was expedited and delivered within 5 business days.

Issue Resolved


The ESA helped determine whether Recognized Environmental Conditions (RECs) were associated with the site, allowing the client to move forward with acquisition decisions with a clear understanding of environmental risks.
