Environmental Permitting - MissouriProject Need
A 28 acre proposed development by a commercial developer fronted Interstate 70 and included 270,000 SF of retail space and 14 buildings. The Shoppes of Mid Rivers includes space for Academy Sports, Burlington, Marshalls, Home Goods, Ulta Beauty, Carter’s-OshKosh B’gosh, Five Below, Famous Footwear, Ross Dress For Less, Sleep Number, Spring, World Financial, and Aspen Dental. The development required working with the GBT design team closely to minimize and avoid impact to natural resources. A Clean Water Act, Section 404 Permit was required for unavoidable wetland impact and entrance road stream crossings.
Services Completed
Lord & Winter, LLC completed natural resource studies, environmental permitting, and environmental due diligence of the 28 acre development area. Natural resource studies included wetland delineation of a Palustrine forested freshwater wetland, stream hydrologic determinations of ephemeral, intermittent, and perennial streams; and a Phase 1 Habitat Survey for the Indiana and Northern Long Eared Bat. We worked closely with GBT Realty and the US Corps of Engineers – Tulsa District to obtain a Section 404 Environmental Permit under Nationwide Permit 39. We performed a Phase 1 Environmental Site Assessment and a Phase 2 Site Investigation.
Issue Resolved
Our services and close working relationship with the design team and state and federal regulatory agencies resulted in minimizing impact to natural resources, the issuance of required environmental permits for the development, and acquisition under “innocent land owner” provisions of CERCLA. The Shoppes of Mid Rivers is now open as one of the most exciting new retail centers in St. Louis, Missouri.
