Phase 1 Environmental Site Assessment - Michigan
Port Property Environmental Review

Project Need

A private firm requested an environmental due diligence review for a 24.2-acre parcel. Located in Michigan, along an industrial waterfront, the site was being evaluated for potential acquisition or redevelopment. A Phase I Environmental Site Assessment was necessary to identify any historical or existing environmental concerns before moving forward with plans for the property.

Services Completed

Lord & Winter conducted a Phase I Environmental Site Assessment in line with ASTM 1527-21 standards. The assessment included a visual site inspection by a Qualified Environmental Professional, historical aerial and map research, database reviews, tax records, fire insurance maps, and optional environmental lien and city directory searches.

Issue Resolved

This assessment equipped the client with the environmental insight required to assess risk and make informed decisions about the property. By delivering the report on time and in compliance with ASTM standards, Lord & Winter helped support the client’s timeline and ensured they met necessary environmental due diligence benchmarks.
