Project Need


As part of a real estate transaction, environmental due diligence was required for a small parcel located in New Orleans. The property owner sought to evaluate any potential environmental concerns, such as soil arsenic and PAHs, associated with past or current land use. A Phase I Environmental Site Assessment was commissioned to meet regulatory standards and minimize risk before proceeding with acquisition or development.

Services Completed


Lord & Winter conducted a Phase I Environmental Site Assessment in accordance with ASTM 1527-21 standards. The work included a site reconnaissance by a Qualified Environmental Professional, as well as reviews of historical aerial imagery, topographic maps, environmental databases, tax assessment data, and available city directories. An optional environmental lien review was also offered as part of the due diligence scope.

Issue Resolved


The assessment provided a clear environmental baseline for the parcel, identifying any Recognized Environmental Conditions (RECs) or data gaps that could impact future use. With this timely and comprehensive report, the client was able to move forward with confidence, equipped with the insights needed to support regulatory compliance and informed decision-making.
