A real estate investment firm required environmental due diligence to assess business risk with a property acquisition for residential development in Nashville, Tennessee.

Services Completed


The team at Lord & Winter, LLC performed a Phase I Environmental Site Assessment with practices standard to ASTM 1527. The Site Assessment revealed three Recognized Environmental Conditions (REC) and subsequent testing showed constituents met Screening Level Standards set by the State of Tennessee.

Issue Resolved


These assessments allowed the client to fulfill CERCLA “innocent landowner requirements” for environmental liability protection and move forward with the development of the property. The "human health risk" review required by ASTM, and the "environmental business risk" review requirement by the commercial lender were met.
