An Investment Firm requested Lord and Winter Services for a pending real estate acquisition in South Broadway (SoBro), Nashville, requiring fast and expedited environmental due diligence services.
Lord and Winter provided an environmental review of another company’s work, and then completed our own historic background search to meet ASTM 1527 innocent landowner requirements. We found that the site once housed a former filling station and auto garage. Lord and Winter then conducted a Limited Phase II Site Investigation to determine if a release occurred at the site. Soil, groundwater, and soil vapor samples were collected and tested for VOCs, SVOCs, and RCRA Metals. Since the location of the former underground storage tanks was unknown, L&W identified their former location along with the former auto garage.
Lord and Winter provided scientific evidence showing that a release had occurred, but constituents tested from samples were below regulatory standards set forth by the Tennessee Department of Environment and Conservation Division of Remediation Screening Levels. The client had requested an expedited turn around time, and we were able to deliver both a Phase I Environmental Site Assessment Report, and a Limited Phase II Site Investigation report within 9 days during the holiday season. According to the client: “Lord and Winter was an outstanding environmental consultant to work with in Nashville on this Project. They found key gaps in environmental work conducted by other consultants. Also, the fast Phase I and Phase II Environmental Site Assessment services were delivered in less than 10 days allowing us to close prior to end of year.”
