Project Need


A commercial real estate firm required environmental due diligence services to acquire a commercial property located in South Nashville.

Services Completed


Lord and Winter completed a historical background search as a part of an ASTM 1527 compliant Phase I Environmental Site Assessment. RECs found were related to an adjoining auto body shop, and former USTs both onsite and adjoining the Subject Property. Lord and Winter completed a Limited Phase II Site Investigation where soil, groundwater, and soil vapor samples were tested for VOCs, SVOCs, RCRA Metals. Samples collected came from the locations of likely contamination either on the Subject Property, or a point on the Subject Property closest to an offsite source.

Issue Resolved


Lord and Winter assisted the client in gathering information for the site, and provided them scientific evidence that samples tested for passed the Tennessee Department of Environment and Conservation, Division of Remediation Screening Levels.
