Project Need


A commercial developer was preparing to acquire a portion of a 34-acre parcel in Spring Hill, a fast-growing community south of Nashville, for a large mixed-use development. Plans for the site included an 180,000-square-foot retail grocery market, commercial retail outlets, a clinic, hotel, and multi-family residential housing. A Phase I ESA was needed to evaluate environmental conditions before finalizing the transaction.

Services Completed


Lord & Winter conducted a Phase I Environmental Site Assessment in accordance with ASTM E1527-21. The assessment included a site reconnaissance, historical records review (aerials, topographic maps, city directories, and tax data), environmental database research, and an optional environmental lien review. The report was expedited and delivered within 5 business days to align with the developer’s acquisition schedule.
