Project Need

The client needed to obtain an opinion on whether Recognized Environmental Conditions (RECs) were present at a 40 acre parcel located in an industrial area with completed historical environmental cleanup.

Services Completed

Lord & Winter walked the property to observe any physical signs of hazardous substance discharges. We reviewed federal and state databases of environmental permits and historical cleanup operations at the Subject Property and within 1 mile. Phase I ESA and Phase II Site Investigation Reports were reviewed. Past operations to current affect on human health and the environment was assessed.

Issue Resolved

We provided a Phase I Environmental Site Assessment Report. We compared remediation data against future land use plans and provided a recommendation to the Client that reduced environmental risk.
