Project Need


A commercial client required environmental due diligence services to acquire a commercial property located in Northeastern Minnesota.

Services Completed


Lord and Winter completed a historic background search as part of the ASTM 1527 compliant Phase I Environmental Site Assessment. During the assessment Lord and Winter found that an adjoining parcel had impact from an off-site source, and it was likely that the impact extended to our Subject Property. Lord and Winter conducted a Limited Phase II Site Investigation. Soil, groundwater, and soil vapor samples were collected and tested for VOCs, SVOCs, and RCRA Metals. Analytical results were compared to Minnesota Pollution Control Agency Screening Standards. The results of the investigation showed that the site was impacted, and Lord and Winter recommended that our client join the voluntary cleanup program.

Issue Resolved


We assisted our client in acquiring a Petroleum No Action Letter based on our Limited Phase II Site Investigation results and follow up sub slab soil vapor sampling. From this, the client was able to purchase the property with protection from past contamination.
