A 93-acre property in Fort Meade, Florida required environmental due diligence prior to potential land use decisions. Because of its size and past agricultural and industrial activity in the region, a Phase I ESA was necessary to determine whether Recognized Environmental Conditions (RECs) could impact development or financing.

Services Completed


Lord & Winter completed a Phase I Environmental Site Assessment in line with ASTM E1527-21 standards. The scope of work included:

  • Site reconnaissance of the 93-acre property

  • Historical research using aerials, topographic maps, and fire insurance maps

  • Review of state and federal environmental databases

  • Tax assessment and property records review

  • Optional environmental lien and city directory searches

  • Delivery of a full Phase I ESA report prepared by a Qualified Environmental Professional
