Project Need


A Logistics Provider required environmental due diligence services to acquire a historically contaminated property within the Port of Detroit along the Detroit River, Michigan.

Services Completed


Lord and Winter completed a historical background search as a part of an ASTM 1527 compliant Phase I Environmental Site Assessment. RECs found were related to historic tool and die manufacturing, and adjacent properties with former usages such as solvent distilling, bulk petroleum storage, and PFAS contamination. Lord and Winter completed a Limited Phase II Site Investigation where soil, groundwater, and soil vapor samples were tested for VOCs, SVOCs, RCRA Metals, PCBs, and PFAS. Lord and Winter took extra care during PFAS sampling to ensure that none of the materials used in the sampling process contaminated the sample with new PFAS constituents.

Issue Resolved


Lord and Winter collected information on the contamination at the property and offered guidance for a further Baseline Environmental Assessment (BEA) under the State of Michigan – Department of Environment, Great Lakes, and Energy.
