Project Need


A logistics provider required environmental due diligence services to acquire a historically contaminated property within the Port of Detroit along the Detroit River, Michigan.

Services Completed


Lord and Winter completed a historical background search as a part of an ASTM 1527 compliant Phase I Environmental Site Assessment. We found Recognized Environmental Conditions related to former plating operations including the potential for heavy metal contamination in soil and groundwater. Historical solvent use also provided a likely release of volatile organic compounds to the soil vapor. Prior to the commercial real estate (CRE) closing we performed a Phase II Site Assessment including sampling of soil, soil vapor, and groundwater.

Issue Resolved


We assisted the client in obtaining liability relief by preparing a Baseline Environmental Assessment (BEA) under the State of Michigan - Department of Environment, Great Lakes, and Energy; Remediation and Redevelopment Division. We obtained confirmation from the state of Michigan on the BEA and the Client purchased the property with liability relief.
