Project Need


To support a potential property transaction, an environmental due diligence effort was initiated on 11 parcels located in the Metro Detroit area. The client needed to identify any environmental concerns tied to the current or historical use of the properties before proceeding with development or acquisition activities.

Services Completed


Lord & Winter completed two Phase I Environmental Site Assessment reports—one for a single parcel and one for a group of ten parcels. The assessments were conducted according to ASTM 1527-21 standards and included a site reconnaissance, reviews of environmental databases, historical aerial imagery, topographic maps, tax records, and a city directory search. Each report was prepared by a Qualified Environmental Professional and addressed to the appropriate property owner entity.

Issue Resolved


These assessments provided a clear environmental baseline across all parcels, helping the client understand the potential for Recognized Environmental Conditions (RECs). With this information, the client was able to move forward with due diligence efforts, confident in the findings and aligned with regulatory expectations.
