Project Need


As part of a planned property transfer and right-of-way dedication in southeast Michigan, the parcel required a Baseline Environmental Assessment (BEA) to document current site conditions. The assessment was needed to meet state due diligence requirements and secure liability protection prior to transfer.

Services Completed


Lord & Winter conducted a site investigation including collection of soil, groundwater, and soil vapor samples. The resulting BEA was prepared in accordance with Michigan Department of Environment, Great Lakes, and Energy (EGLE) guidance and submitted through the state’s electronic reporting system to ensure compliance with timing and documentation requirements.

Issue Resolved


The BEA provided legal and environmental assurance needed to move forward with the site dedication. By documenting subsurface conditions and completing the report within the required timeline, Lord & Winter helped the client reduce future environmental liability and maintain momentum on broader redevelopment plans.
