Project Need


A nationwide electronics distributor required environmental due diligence before acquiring a commercial/industrial space in Austin, Texas. A ten-day real estate closing deadline was set, and the commercial lender required the Phase I ESA prior to closing.

Services Completed


The Lord & Winter Team performed a Phase I Environmental Site Assessment and completed it according to ASTM 1527 standards. The Site Assessment revealed two Recognized Environmental Conditions (RECs) at the site, with no further work recommended by our team.

Issue Resolved


We expedited the Phase I Environmental Site Assessment, allowing the client to move forward with the purchase and development of the land while fulfilling CERCLA "innocent landowner requirements" for environmental liability protection.
