Project Need

A commercial real estate investment firm required environmental due diligence before acquiring an industrial warehouse in Houston, Texas. The Subject Property bordered an active rail yard with an adjoining logistics hub equipped with a fueling facility with operations extending to the 1970s.

Services Completed

The Lord & Winter Team performed a Phase I Environmental Site Assessment to meet the ASTM 1527 standards required by commercial lenders. The Site Assessment revealed two Recognized Environmental Conditions (REC), and a Phase II Limited Site Investigation was performed. The Phase II Site Investigation showed no contamination of soil or groundwater.

Issue Resolved

Lord & Winter evaluated Recognized Environmental Conditions (REC) at the Subject Property, and a Phase I Environmental Site Assessment Report was completed. The client fulfilled CERCLA "innocent landowner requirements" for environmental liability protection and made an informed environmental business risk.
