Project Need


Environmental due diligence was required for a real estate developer before acquiring a former office building in New Orleans, Louisiana. The buyer needed a fast Phase I ESA turnaround to meet the real estate closing date within one week.

Services Completed


The team at Lord & Winter, LLC performed a Phase I Environmental Site Assessment and completed it to ASTM 1527 standards. The Site Assessment revealed one Recognized Environmental Condition (REC) and a Phase II Limited Site Investigation was recommended by Lord and Winter.

Issue Resolved


Lord & Winter evaluated the Subject Property to determine whether Recognized Environmental Conditions (RECs) were associated with historical use. Our report allowed the client to assess the environmental business risk associated with the Subject Property. The work was completed within five days, and the acquisition moved forward on time.
